Downtown Houston Commercial Real Estate – The Future of Business
Houston, Texas Population 2020
2,325,502
Houston is the 4th largest city in the United States and the largest in Texas. The city also has a global economy and only New York City has more Fortune 500 headquarters. The 2010 Census showed that Houston was home to almost 2.1 million people within 599 square miles, although this number since increased.
At Urban Land Institute’s (ULI) leadership presentation on emerging trends, for example, keynote speaker Byron Carlock, who leads PwC’s U.S. real estate practice, shared findings from the 40th edition of their joint annual forecast report. Among the national factors he highlighted that resonated locally: an abundance of capital, demographic shifts, retail transformation (toward experiential offerings), urbanization, rejiggered space utilization and the continued impact of e-commerce. Meanwhile, amenities have “gone wild,” Carlock observed. The proliferation of services and facilities for tenant use has now jumped from residential projects to multi-tenant office developments as ways to stand out from the competition. And then there’s AI and automation. “We watched ‘The Jetsons’ growing up and now we get to live it,” Carlock told the 300-strong ULI event audience.
