ASSET MANAGEMENT
The biggest variable with asset management is the financial piece. We provide property owners with financial services that improve profitability. Oliver CRE facilitates frequent contact with Owner and/or its consultants. We’ll prepare and maintain budgets and provide landlord/tenant relations.
There’s nothing better than dealing with one entity to manage the business end of property management. From collecting and recording rents, processing accounts receivable and accounts payable to include billing for common area charges, taxes, insurance, etc., we’ll handle it all. Owners get analytics with detailed reports, such as tenant profiles, property ledgers, and sales and leasing stats. We can provide monthly financial statements, including current and year-to-date activity for asset management. In addition to these internal services, we can secure bids for services or expenses as needed.
Reporting Features of Asset Management:
Prepare 1099s for year-end accounting
File all personal property reports
Prepare common area expense reports and property tax proration charges, if needed
Review and invoice tenants, as applicable, for the cost of living increases, Consumer Price Index (CPI) increases, common area maintenance charges, property taxes, insurance and fixed incremental rent increases
